Description
This tenancy agreement template is for most private residential tenancies in England starting on or after 1 May 2026. It is drafted as an assured periodic tenancy under the Housing Act 1988 as amended by the Renters’ Rights Act. It is suitable for a landlord letting a house, flat or maisonette in England.
The template is designed for the post-1 May 2026 regime. It does not use old fixed-term AST wording or section 21 wording. Instead, it covers the tenancy period, rent, deposit protection, required written tenancy information, repairs, pets, notices, statutory rent increases, possession on legal grounds, signatures and inventory.
This template is intended for England only and is not suitable for lodgers living with their landlord, holiday lets, company lets or properties outside England.

Note: This template is for new private residential tenancies in England starting on or after 1 May 2026. If you already have a written tenancy agreement from before 1 May 2026, you will not usually need a replacement agreement. In most cases, you should give your tenant the government’s Renters’ Rights Act Information Sheet 2026 instead.
